Should you stay in North Vancouver or downtown Vancouver?
Lower Lonsdale wins when your days point north to Grouse and the canyons, and the SeaBus that links it to downtown costs an adult $5.10 at most in 2026.
By Adam BognarPublished Updated

Lower Lonsdale in North Vancouver makes the better base when most of your days point north, to Grouse Mountain and the canyons. Pick downtown Vancouver for a trip built around the city, or for nights that run past the last SeaBus, which leaves Waterfront Station at 1:22 am from Monday to Saturday and at 11:22 pm on Sundays and holidays. The crossing takes 12 minutes and costs an adult $5.10 on a weekday before 6:30 pm in 2026, or $3.50 at other times. Room tax runs 2.5 percentage points lower on the North Vancouver side in October 2026.
We compared the 13 hotels, hostels and B&Bs that North Van Guide holds files on in North Vancouver and downtown Vancouver, as our researchers checked them on 16 and 17 October 2026. Every rate comes from the hotel's own booking engine for two adults on Tuesday 12 January 2027. We mark it published where the engine printed it, and computed where we added a mandatory fee the engine charges on top. The after-tax figures are our sums, worked with the site's tax table for the municipality and the night in question, except where a line names the hotel's own total. Hotels set most rates by the night, so read every figure here as a starting point and check the live price before you book.
How do North Vancouver and downtown compare as a base?
| Question | Lower Lonsdale, North Vancouver | Downtown Vancouver |
|---|---|---|
| Tax on a room, October 2026 | 16% (5% GST, 8% PST, 3% hotel tax) | 19.175% (8% PST, 3% hotel tax and 2.5% Major Events tax, with 5% GST on the room and on those taxes) |
| Tax on a room, from 1 February 2027 | 13% unless the North Vancouver hotel tax is renewed | 19.175%, with the Major Events tax set to run to 31 January 2030 |
| Getting to Grouse Mountain | 236 bus from the Quay, about 25 minutes | SeaBus, then the 236 |
| Getting to Capilano Suspension Bridge Park | 236 bus, about 18 to 20 minutes | Capilano's free shuttle from Canada Place |
| The last ride home from the other side | SeaBus from Waterfront at 1:22 am, or 11:22 pm on Sundays and holidays | No crossing needed |
| From YVR on the Canada Line | $11.60 adult tap fare on a weekday before 6:30 pm takes you on across the SeaBus within 90 minutes | The same $11.60 to Waterfront |
Which North Vancouver hotels should you look at?
Look at the three hotels in Lower Lonsdale first, since they sit closest to the SeaBus. Each rate is the hotel's own for Tuesday 12 January 2027 before tax, and the after-tax column adds the 16% that a North Vancouver room pays that night.
| Stay | Who it suits | Rate in our file | After tax, our sum | The drawback |
|---|---|---|---|---|
| Coast Lonsdale Quay Hotel | Couples and cruise passengers on a car-free trip | $220 on the Book Now & Save rate for stays to 31 January 2027, or $259 flexible (published) | $255.20, or $300.44 | No pool or hot tub, and guests park at EasyPark's rates |
| Seaside Hotel | Couples on a spa weekend | $259 flexible, or $233.10 for members who sign in (published) | $300.44, or $270.40 | The guest who books must be 21 or older |
| Pinnacle Hotel at the Pier | Families and swimmers | $249 for a mountainside king, or $279 for a harbour-view king with a balcony (published) | $288.84, or $323.64 | Underground parking costs $42 a night |
| DoubleTree by Hilton North Vancouver | Drivers, families and dog owners | $234.60, Hilton's non-refundable rate (published) | $272.14 | A highway-side setting in Lynnmour |
| Econo Lodge Inn & Suites North Vancouver | Families and teams who want a kitchen | $155 on the guest rate, or $144 for Choice Privileges members (published) | $179.80, or $167.04 | The pool is outdoor and seasonal |
| SureStay by Best Western North Vancouver Capilano | Drivers bound for Capilano Suspension Bridge Park | No rate, since Best Western's engine ignored the January dates | None to compute | The pool opens in summer only |
| Ocean Breeze Bed and Breakfast | Couples who want a hosted stay and a cooked breakfast | No posted rate | None to compute | We couldn't confirm it's operating, and its site shows no registration number |
The Coast Lonsdale Quay Hotel takes the third floor of the Lonsdale Quay Market building, so the SeaBus and the Polygon Gallery sit right next door. Coast renovated all 70 rooms before it reopened in September 2025, and some have an ocean-view patio. Coast's own engine priced a Coast Two Queens room at $259 on its flexible rate for that Tuesday and $220 on a Book Now & Save rate that runs to 31 January 2027, and Coast Rewards members could book it for $194. The engine's totals came to $255 and $300, which is our 16% to the dollar.
The Seaside Hotel suits a couple with a spa on the third floor and about 400 metres to walk to the boat. Its 71 rooms open with keys on your phone, and guests borrow bikes and kids' kick scooters free. The Shipyards Skate Plaza sits about 30 metres from the door.
The Pinnacle Hotel at the Pier is the full-service pick. It has a heated 25-metre indoor pool, and its Harbourview rooms have balconies over Burrard Inlet. The SeaBus is about 350 metres away, and drivers pay $42 a night for underground parking with taxes included. Its engine's cart priced the $249 room at $288.84 with tax, which matches our 16%.
The DoubleTree by Hilton North Vancouver suits drivers. Its 162 rooms sit off Highway 1 in Lynnmour with an indoor pool and free self-parking, and up to two dogs can stay for a fee. Hilton's own rate details added $37.54 in tax to the $234.60 January rate, which matches our 16%. The same page asked $503 for a Friday night in October 2026, which comes to $583.48 with tax on our sum, so the date you pick moves the price a long way.
On Capilano Road near Marine Drive, the Econo Lodge has two-bedroom suites with full kitchens and free parking that takes buses and vans. The SureStay puts you 2 km from Capilano Suspension Bridge Park by Best Western's measure. The Econo Lodge books through Choice Hotels, and Choice's summary showed $167.04 with tax on the $144 member price. Chard Development has applied to replace both with a 12-storey hotel and a 37-storey rental building, and the District of North Vancouver's project page shows no decision since 11 September 2024.
Which downtown Vancouver stays should you look at?
Four of the six downtown files now hold the hotel's own rate for the same Tuesday, 12 January 2027, so this half of the comparison sets like against like with the North Vancouver table. The Fairmont Pacific Rim's engine couldn't be read, and Skwachays Lodge's booking link sent us to an error page, so those two carry no rate. A downtown room pays 19.175% on our table, and the after-tax column says where a hotel's own total runs higher.
| Stay | Neighbourhood | Who it suits | Rate for Tuesday 12 January 2027 | After tax | The drawback |
|---|---|---|---|---|---|
| Fairmont Pacific Rim | Coal Harbour | Couples and celebrations | No rate; the Early Booking Offer takes 20% off for bookings made by 30 April 2027 | None to compute | Overnight parking costs $65 with taxes included |
| Opus Vancouver | Yaletown | Couples and dog owners on a short city break | $319 with the mandatory $10 destination fee inside (computed) | $378.02 on our sum, since Opus taxes the fee too | The garage clears only 6 feet 6 inches, and valet costs $59 a day |
| Sylvia Hotel | West End | Couples, dog owners and long winter stays | $179 for a Queen room booked direct (published) | $216.02 on our sum at the engine's 20.68% | The 20.68% holds a fee the hotel never names |
| The Burrard | West End | Couples and cyclists on a mid-range budget | $221.76 with the mandatory $2.76 destination marketing fee inside (computed) | $263.75 on the hotel's own tax breakdown | Rooms come without breakfast |
| HI Vancouver Downtown | West End | Solo travellers on a budget | $42.75 a dorm bed or $110.20 a private room for two at the book-direct member rate (published) | $50.66 or $130.59 on our sum | Check-in waits until 4 pm |
| Skwachays Lodge | Chinatown, by Gastown | Couples and art lovers | No rate, since its booking link failed on 16 October 2026 | None to compute | We found no dated source from the past year, and there's no parking |
The Fairmont Pacific Rim puts a Forbes Five-Star hotel on the Coal Harbour waterfront about 500 metres from Waterfront Station, so the SeaBus to North Vancouver is a short walk. It suits a celebration. Bringing a car is the drawback, since overnight parking costs $65 with taxes included.
Opus Vancouver sits about 50 metres from Yaletown–Roundhouse station on the Canada Line, which TransLink's table puts 23 minutes from YVR. Dogs under 25 lb stay for a one-time $50 cleaning fee. Count the $10 nightly destination fee plus tax inside any rate you compare, because Opus adds it to every stay and Canada's Competition Bureau treats a fee you can't avoid as part of the price. Residents of Canada and Washington State with ID could book the same room for $261 with the fee and valet parking included.
The Sylvia Hotel opened as Sylvia Court on 3 May 1913 and stands across the street from English Bay Beach. Dogs stay free. Its 120 rooms run from a 210-square-foot petite queen to the 1,000-square-foot English Bay Suite, so check the room type before you book. From 1 November to the end of March it sells weekly and monthly rates with half-price parking, apart from the Christmas holidays and the bayside rooms. Its booking engine lists three unnamed charges under taxes that add up to 20.68%, and its extended-stay page calls that figure taxes and a fee. That sits about 1.5 points above the city's 19.175% room tax on our table, and the hotel never names the fee. BC residents with ID could book the Queen room for $161.10.
The Burrard is a converted 1956 motor inn with free cruiser bikes and a courtyard fire pit, and it suits a couple on a mid-range budget. Its reservations site adds a $2.76 destination marketing fee to the $219 room, so we count the fee inside the rate. HI Vancouver Downtown sits about 200 metres from Davie Village and suits a solo traveller on a budget. Its engine adds the tax on top of the nightly rate. That night it added $8.63 to a $45 standard-rate bed, which is what our 19.175% comes to, because in the City of Vancouver GST also falls on the provincial taxes. Skwachays Lodge runs as a social enterprise. Six Indigenous artists worked with six Vancouver hotel designers on its 18 rooms, and guests' money supports housing and studio space for 24 Indigenous artists. Its own booking link sent us to an error page on 16 October 2026, so call the lodge on +1 888 998 0797 before you plan around it.
How much tax goes on a room in each city?
A room in the City of Vancouver pays 19.175% on top of the posted rate in October 2026: 8% PST, the 3% Municipal and Regional District Tax and the 2.5% Major Events MRDT that runs to 31 January 2030, plus 5% GST charged on the room and on those three taxes. The province says GST applies to the PST and MRDT only in the City of Vancouver, where the provincial taxes on a room pass the 12% line the CRA sets for adding them to the GST base. A room in the City or the District of North Vancouver pays 16%, because its 3% MRDT has no Major Events top-up. B.C. Reg. 93/2013 sets that North Vancouver MRDT to lapse on 1 February 2027 unless it's renewed, so a stay from February computes at 13% on the regulation as it reads in October 2026.
Run the numbers on a $300 room as an example. It comes to $355.50 downtown and $348.00 in North Vancouver in October 2026, a difference of $7.50 a night. That's a little less than a weekday SeaBus round trip at $8.60, which is $5.10 over in the morning and $3.50 back after 6:30 pm. For a February night under the regulation as it stands, the North Vancouver figure drops to $339.00.
Mandatory fees belong inside the price. The Competition Bureau treats drip pricing as misleading, so the destination fees at Opus and the Burrard count as part of the room rate, and only taxes sit outside it.
What does the SeaBus commute cost, and how late does it run?
The SeaBus crosses Burrard Inlet between Lonsdale Quay and Waterfront Station in 12 minutes. A boat leaves every 10 minutes at weekday peaks and every 15 minutes for most of the rest of the day, and after about 9 pm the gap opens to half an hour. An adult tap fare costs $5.10 for the 2-zone crossing on a weekday before 6:30 pm in 2026 and $3.50 after that and all weekend. A Compass Card loaded with Stored Value brings those to $4.20 and $2.85 for a $6 refundable deposit. The $12.55 adult DayPass covers every bus, SkyTrain and SeaBus trip until 4 am the next day. Children 12 and under ride free.
From Lonsdale Quay the last boat leaves at 1:00 am from Monday to Saturday and at 11:00 pm on Sundays and holidays. From Waterfront it's 1:22 am and 11:22 pm. Sunday is the night that catches people, since the last boat leaves two hours earlier than on Saturday.
Downtown stays reach Grouse Mountain and Capilano without much trouble. The 236 from Lonsdale Quay reaches the base of Grouse in about 25 minutes, and Capilano Suspension Bridge Park runs a free shuttle from Canada Place all year.
What does parking add if you drive up?
Free parking makes the DoubleTree and the Capilano Road motels the drivers' choice, and parking downtown adds the most. Our files put overnight parking at $65 with taxes included at the Fairmont Pacific Rim, valet at $59 a day at Opus and $42 a night with taxes included at the Pinnacle Hotel at the Pier. The DoubleTree, the Econo Lodge and the SureStay park you free. The Coast Lonsdale Quay Hotel's guests use an EasyPark lot at EasyPark's own rates.
Driving up from Washington, set your watch on arrival. British Columbia stays on UTC−7 all year from 1 November 2026, so BC runs an hour ahead of Washington from November to mid-March, and check-in times and dinner bookings follow the BC clock.
Can you book a short-term rental instead?
Yes, if the listing shows a provincial registration number. BC's principal-residence rule covers the City of Vancouver and both North Vancouvers, and each rental unit needs its own number. The District of North Vancouver also wants a legal rental to run from the host's own home and to show its District business licence number. Book only a listing that shows its numbers.
